Director Property Management

Salary: Commensurate with Experience

 

Senior Manager of Rural Neighborhoods' Property Management Line of Business and responsible for directing a regional 1,250 – 1,750-unit portfolio in SE/SW Florida. The successful candidate will be committed to providing outstanding service to low income tenants through innovative, responsive and sound property management and resident services.

The candidate will supervise a regional property management staff in 5 - 7 small towns in SW and SE Florida and will manage the operations of up to 22 rental properties and 1,750 units. In 2016-2017, Rural Neighborhoods will expand its managed portfolio from 1,250 units at present and achieve improved economies of scale by bringing owned, third-managed under self-management. The position will report to the President/CEO and will be supported by an experienced Compliance Officer and to be hired Training/IT Officer (and site management personnel).

Responsibilities.

  • Member of a senior management team responsible for the performance and administration of rental properties.

  • Supervise property management staff and be accountable for their supervision, training and success.

  • Provide leadership and guidance to ensure the highest standards of multicultural customer service are achieved.

  • Complement the Director of Asset Management and Compliance Officer in preparing annual property budgets, assessing capital improvement needs, carrying out expense management and meeting reporting requirements of RN's portfolio.

  • Interface with senior management and applicable board committees and internal departments, e.g. Finance and Accounting.

  • Utilize prior experience and current trends to identify opportunities for continuous improvement.

 

GENERAL REQUIREMENTS:

  • A minimum of 5+ Years Property Management experience in managing a large and diverse portfolio of properties utilizing LIHTC, USDA Rural Development, HOME and FHLB programs. (The successful candidate will likely have greater than 5+ years experience in progressive; asset or property management roles).

  • Bilingual English/Spanish strongly preferred.

  • Open to significant South Florida travel, e.g.;2 days/week, 2 weeks out of 4.

  • Understanding of asset management analytics, compliance and set-aside issues and rental budgets.

  • Experience leading and developing teams.

  • Computer skills in Microsoft Office programs (Word, Excel and Outlook) and real estate management software (Yardi or One-Site).

  • Proven leader, self-starter and strong communication skills.

  • Strong organizational skills and ability to analyze large amounts of data for problem-solving purposes.

  • Experience in understanding tenant leases language and affordable rental housing requirements.

     

EDUCATION: B.A. or higher strongly preferred. Professional designation such as CHAM, CSM, CPM or CCIM preferred but not required.
